Prime 117-year-old CBD property on Summer Street up for sale

The future location of medical services at 22 Summer Street is up in the air following the property being placed on the market on Tuesday afternoon.

'Stoneham' was built circa 1905 and has been converted to house medical suites.

"With the beauty of DA approval and existing usage rights already in place, you can move your practice straight in," reads the advertisement for the property.

The doctor will see you now.

"Alternatively, if you have your sights set on the elegance of a Federation era home, where all the beautiful hallmark features of its era have been retained, consider reconfiguring the floorplan back to that of a majestic period property."

In its current configuration Stoneham is set up for multiple practitioners with four on-site parking spaces.

This won't hurt a bit.

The house is on a 604-square-metre block and has dual frontage to Sampson Street, timber floors, high ornate ceilings, picture rails, elegant fretwork and multiple fireplaces.

There is a kitchenette and amenities.

Agent Pat Cutcliffe wouldn't comment on a price guide, but said the property will be sold via negotiation.

He said the Orange property market was holding up well in light of recent mortgage rate rises.
